Are Landlords Keeping up with Legislation?

Anyone who has been a landlord since 2000 or has recently become one, should know the 100+ rules and regulations you have to adhere to, to rent your property out legally. 

Keeping up with these rules and regulations is virtually impossible to do on your own. You will need help and support from landlord associations such as the Residential Landlord Association or quality letting agents such as Belvoir Lettings  XXX  House

For example, if you are choosing a letting agent, what do you know about the need for letting agents to belong to an Ombudsman? If you have chosen one who isn’t, they may have to close their business down by April 2014 if they can’t make the transition that Ombudsman
rules require. 


House XXX If you have a buy to let – even if it’s just your own home, are you paying the right amount of tax? What changes were there in the last budget which affects your overall and buy to let
investment taxes? 

What do you know about the Green Deal? Did you know by 2018 if you have a property with a low Energy Performance Certificate rating, then legally your property might not be lettable?

Have you protected your deposit in one of the four companies licenced by the government to run
tenancy deposit schemes?

Is your rental property classed as a Home in Multiple Occupation (HMOs)? What are the national and local rules around licencing? Are they about to change? Many local authorities, such as Oxford, are bringing in their own definitions and charging landlords thousands of pounds for running HMOs. Are you legally letting rooms or letting illegally and liable for a £20,000 fine?  XXX House
