http://www.propertychecklists.co.uk/articles/kate-faulkners-property-market-report-january-2024

Considering everything external factors have thrown at the property market, it is quite incredible that property prices have hardly fallen at all. However, the ‘hidden’ problem in 2023 which will be similar in 2024 is the lack of sales – estimated around 1mn as opposed to the average 1.2mn.
2024-01-30T06:00:00-00:00How do you assess how well your property portfolio is delivering?

If you listened to the media – or indeed many so called ‘property gurus’ you would think that you just have to buy a property and hey presto you would be rich in just a few years. However, the reality is, since 2005 property prices and indeed rents have not performed well versus the one thing they need to beat to make property a good investment: and that’s inflation.
2024-01-15T10:00:00-00:00Forecast special - economy, prices, rents and transactions

Thanks to the Scottish Association of Landlords, I had a lovely day presenting on the Scottish housing market - how it had performed, how it would perform in the future and some of the key issues that landlords needed to consider, including whether buy to let investment can deliver better than other financial investments in the future. I also covered the problems of investing with cash rather than via a mortgage. http://www.propertychecklists.co.uk/articles/property-market-slowing-it-all-bad-news

The indices are now reflecting the slowdown in the market picked up by agents, surveyors and legal companies a few months ago. This shouldn’t be unexpected, but the movement of interest rates to 5% and now 5.25% was always going to be a breaking point in the property market as it takes mortgage rates up to and in some cases beyond the first time buyer stress tests introduced in 2014.
2023-09-13T06:00:00-00:00Don’t be put off buying a home because of the 'average house prices' in the media

http://www.propertychecklists.co.uk/articles/july-2023-property-price-report-from-kate-faulkner

Nearly all the indices are now either showing a fall in property prices or only slight growth, which over the next few months is likely to disappear. Zoopla correctly predicted that price falls will start feeding into the indices over the summer and with the latest increase in mortgage rates to 6%, that’s likely to spook even the hardiest of buyers. Having said that, there is a still a lot of positivity from the indices, but also some ‘not so good news’.
2023-08-02T06:00:00-00:00Kate Faulkner's property price and market report - June 2023

During the pandemic, the buying and selling market had the biggest shortage of supply and demand and experienced double digit growth (well for houses anyway), now however, for the first time I can remember, supply and demand is tighter in the rental market and with wage growth up, rents are rising more and for longer than they have before. http://www.propertychecklists.co.uk/articles/how-accurate-are-property-price-and-rental-forecasts

It’s very tricky to predict what happens to property prices, especially in the short term. This is because the market going up or down is heavily influenced by consumer confidence of what is going to happen, but this can be changed ‘overnight’. http://www.propertychecklists.co.uk/articles/key-considerations-when-buying-leasehold-property

Properties in England and Wales are sold on either a leasehold or freehold basis. If you buy a leasehold property - you don't own the property outright, you only own it for a set period of time, after which ownership of the property reverts to the person that owns the land (i.e. the freeholder). Purchasing a leasehold interest is markedly different from freehold ownership and requires a number of careful considerations.
