London borough price analysis - Land Registry


Each month we track the performance of each of the 32 London boroughs to establish:-

  • How are they performing this year versus last?
  • Is the growth/decline more or less than the long term average?
  • What and when was the highest house price growth ever?
  • How much did prices fall during the last recession?
  • Are current property values more or less than the 2007/08 peak?

Out of the 32 London boroughs, these tend to fall into five brackets ranging from properties between £250k-£300K to those above £1,000,000 (although this only includes Kensington and Chelsea, with Westminster hot on its heels!).

Average London house price brackets
Only two of the London boroughs have average house prices of under £300k, which traditionally is the average price paid by a first time buyer in London.

Boroughs with average house prices from £600k to £1m:-

  • City of Westminster
  • Camden
  • Hammersmith and Fulham
  • Islington
  • Richmond upon Thames
  • Hackney

Boroughs with average house prices from £400k to £600k:-

  • Wandsworth
  • Southwark
  • Lambeth
  • Haringey
  • Tower Hamlets
  • Merton
  • Barnet
  • Ealing
  • Brent
  • Kingston upon Thames
  • Lewisham

Boroughs with average house prices from £300k to £400k:-

  • Bromley
  • Harrow
  • Hounslow
  • Waltham Forest
  • Greenwich
  • Redbridge
  • Enfield
  • Hillingdon
  • Croydon
  • Sutton
  • Havering
  • Newham

Boroughs with average house prices from £250k to £300k:-

  • Bexley
  • Barking and Dagenham

Average London growth rates
Currently, there are two levels of year on year increases in London house prices and these are:-

+10% to +16% eg Hillingdon and Tower Hamlets
Up to +10% eg Camden and Kensington and Chelsea


Average growth rates since 2007/08 heights
Areas with growth below +25% are still considered ‘good value for money’ and there are still a few of those boroughs left in the capital.

Areas which have increased up to +25% in the last seven years:-

  • Hillingdon
  • Croydon
  • Sutton
  • Newham
  • Bexley
  • Redbridge
  • Havering
  • Barking and Dagenham

Areas which have increased +26% to +49% over the last seven years:-

  • Camden
  • Wandsworth
  • Haringey

  • Lewisham
  • Waltham Forest

  • Brent
  • Kingston upon Thames
  • Barnet
  • Tower Hamlets
  • Hounslow

Areas which have grown in excess of +50% since 2007/08:-

  • Kensington and Chelsea
  • Hackney
  • City of Westminster
  • Hammersmith and Fulham
  • Islington
  • Lambeth
  • Southwark
