What to do if you receive a party wall notice?Do I need to serve a party wall notice?

Steven Way at Collier Stevens had been helping Kate answer consumer questions for some years, especially in the London area which can be quite tricky to advise on, given the very property/postcode specific issues which we often get asked to advise on.

Due to the help and support received, Kate asked if they would help educate consumers, specifically on Party Wall issues, something which was clearly a minefield for many people who share neighbours in towns and cities, where the majority of properties being flats, terraces and semi-detached properties.

Steven and the team are always incredibly generous with their free time to help answer people’s questions which is much appreciated by the Propertychecklists team and those who ask the questions!

Collier Stevens were founded in 1995 to help residential and commercial property owners buy, maintain, improve and manage their buildings. They are regulated by the Royal Institution of Chartered Surveyors (RICS), and maintain an ISO 9001 approved and audited Quality Management System.

How much does it cost?

A building survey typically costs between £500 and £700 depending on the size and location of the building.

Fixed fees for party wall awards for simple building work are typically in the range £795 - £995.00 depending in the location and nature of the proposal. More complicated matters such as basements are usually charge on a time basis.

Expert Witness inspections and reports are always charged on a time expended basis.

Top three tips

  1. A building survey is always worth it – remember we inspect a house; you are buying a home.

  2. Doing building work – don’t forget about party wall matters and don’t assume your neighbour will agree.

  3. Having a survey done? Ask your surveyor if you can meet at the end of their inspection and ask them to show you what they have found.
