Most properties are sold at a discount because they need a deal quickly, so research and secure finance that can conclude deals in up to TEN working days.
Create time to research the market and the property types that you are looking to purchase so you are clear of what properties are actually selling for and can therefore spot or negotiate a bargain price.

  Choose a Legal Company that specialises in buying properties quickly (so you don’t lose the deal because of slow moving legals).
  Carry out viewings, check what the motivation and timeframe is to buy from the owner – understand why they would be willing to except an offer below the true market value.
Check via professionals such as builders, electricians, gas engineers etc what work is required to bring the property up to scratch to live in, rent or sell on.
Make an offer subject to an independent survey and agree the timescale to purchase the property.
